Riot Platforms used its third-quarter update to show how quickly a bitcoin miner can re-rate as an AI landlord. The Riot Corsicana AI lease is a 15-year triple-net powered-land agreement for 910 MW of critical IT capacity with about $28 billion of total contract value and roughly $1.8 billion of average annual rent.

What happened

Riot's November 4 strategic highlights said the Corsicana lease lifts cumulative leased capacity to 1,151 MW and cumulative contract value to about $38 billion. Third-quarter revenue was $181.4 million, including $18.4 million from data center operations. Year-to-date the company had sold 20,264 bitcoin for about $1.5 billion, held $950.2 million of cash and bitcoin, and said it planned no 2026 equity raise.

Magica's deal note named the tenant as Anthropic, said the lease was signed October 28 and effective November 4, and put the development requirement near $5.5 billion with phases running through July 2028. A prior letter of intent for 756 MW was expanded about 20% to the final 910 MW critical IT load.

The economics underline why miners are racing into powered land: locking 910 MW on a 15-year triple-net structure turns megawatts into contracted rent rather than pure hashprice beta, even while Riot still sells thousands of bitcoin to fund the pivot.

Why it matters

AI demand is converting stranded power and mining campuses into multi-billion-dollar lease backlog. Our Anthropic amended S-1 coverage already framed Anthropic's spending scale; the Riot Corsicana AI lease shows how that demand clears into Texas powered-land contracts.

Financing peers are moving in parallel. The Meta AI bond sale showed hyperscalers raising tens of billions in public credit for AI buildouts; Riot's $28 billion contracted value is the landlord-side mirror of that capex wave.

Investors will still underwrite execution risk on the roughly $5.5 billion development requirement and the July 2028 phasing, because contracted rent only arrives if the critical IT halls are actually energized on schedule.

Riot's refusal to raise equity in 2026 while advertising nearly a billion dollars of cash and bitcoin is meant to reassure holders that the AI pivot will not dilute the mining shareholder base mid-build. Still, a $5.5 billion development tab through mid-2028 means leverage, project debt or retained bitcoin sales will have to bridge the gap between contracted rent and cash construction outlays. That capital-structure question now sits beside hashprice for anyone modeling Riot as a hybrid landlord-miner rather than a pure ASIC operator.

What's next

Market participants will also weigh liquidity conditions into the U.S. afternoon, because thin books can exaggerate follow-through moves even when the fundamental catalyst is already in the price. Desk commentary after the print emphasized verifying primary-source figures against secondary wraps before treating any single headline number as settled. That verification habit matters when multiple outlets round the same tape differently across time zones.

Watch permitting, interconnection and phase delivery milestones through 2028, plus whether Riot keeps its no-equity-raise pledge as development spend ramps. Riot's Q3 strategic highlights are the primary source for the Riot Corsicana AI lease economics.

Any expansion beyond the 910 MW Corsicana block would further tilt the equity story from mining toward contracted AI power.

Counterparties will also watch how Anthropic's broader campus footprint — including other miners' sites — competes for turbines, transformers and construction crews into 2027.
